So, what is a WDIR?
As a protective measure, banks and lending institutions require that homes be inspected for damage from termites or other wood-destroying insects before closing the sale of the home. A Wood Destroying Insect Report (WDIR) is a document prepared by a licensed pest control business that informs the lending institution and buyer about termite and other wood destroying insect damage and/or presence.
A WDIR is not a guarantee of the absence of wood destroying insects. An inspection is an important tool in evaluating the soundness of a structure, but there are limitations. After all, an inspector can't pick up a house and look under it, or take it apart and put it back together.
When do I need to order mine?
A WDIR must be ordered 30 days prior to closing.
Is there a warranty on WDIRs?
There is no warranty from any other company as to the presence or absence of any wood destroying insect. Termites can enter a structure over night or they may be entering from an area that is not visible to the inspector. That's why there is no warranty to the presence or absence of termites. Terminator Pest Control is proud to be the only company that will give you a warranty on our inspection. This warranty must be purchased prior to closing.
Who pays for the additional warranty?
The buyer or seller can purchase the additional warranty. We recommend the warranty be purchased because there are so many inaccessible and conducive areas to structures.
